1. Lease agreement / Number of people
The agreement confirms the contract between the tenant and the landlord. The agreement is binding and applies to the property and equipment mentioned in the agreement.
Only the number of people mentioned on our website or agreed by e-mail can stay in the apartment.
2. Pets / Smoking
Bringing pets in the apartments is not allowed, but can be negotiated on a case-by-case basis for the apartments where the owner has indicated this possibility. Smoking in the apartments is absolutely forbidden. If the tenant violates the smoking rule mentioned in the rental terms, they are obligated to compensate for the cleaning costs incurred and for any other damage to the furniture or equipment. The owner of the apartment determines the amount of damage. The linen and bedsheets in the apartment are not for pets. Pets are not to be let on beds and sofas, or the tenant will cover the furniture with their own linen to protect the furniture. The tenant is liable for any damage and additional cleaning the pets may cause in the apartment. When tenants bring pets in the apartment there is a mandatory 30€ extra cleaning fee.
3. Cleaning
The final cleaning of the apartment after the rental is not included in the rent. The price of the final cleaning is mentioned separately in the contract of each apartment. However, the tenant must take care of the basic cleanliness of the apartment during the renting period and leave the apartment in a condition corresponding to the usual level of cleanliness when handed over. Otherwise, the costs for any special cleaning after the tenant will be billed to the tenant and can be deducted from the deposit. Final cleaning includes one set of bedsheets + towel per person. Final cleaning does not include dishwashing or rubbish removal. The tenant is responsible for cleaning the possible barbecue after each use. For special cleaning we charge 50 euros + any extra laundry costs for carpets, mattresses, curtains, etc.
4. Liability for damages
The tenant is responsible for any damage, breakages or lost of items that occur during the rental. Damage must be reported immediately to the landlord’s representative. All damage will be repaired as soon as possible, within a reasonable delivery time. If the tenant has not reported the damage by the departure date, the damage will be repaired at the tenant’s expense by deducting an amount corresponding to the amount of the damage from the deposit or, if necessary, collecting compensation corresponding to the damage in another way. The landlord, the owner of the apartment or the rental agent has not insured the tenants or their property during the rental period.
5. Terms of payment
The rental deposit must be paid within a week of making the booking. The rent for the apartment and other payments must be paid in accordance with the rental agreement.
6. Rent deposit
The tenant pays a rent deposit of EUR 300 for rentals of less than one month and rent for one month for rentals of more than one month. The landlord can also define a different amount for the deposit. The rental deposit works as a booking fee and is paid at the time of booking. The deposit will be returned to the bank account provided by the tenant no later than two weeks after the end of the rental, if everything is in order in the apartment.
7. Complaints
If the rental apartment does not correspond to the equipment announced in advance, the landlord must be notified of any defects immediately after the defect is discovered. Any deficiencies in cleaning must also be reported to the rental agent immediately. Construction / repair / street work outside the rented apartment that causes potential noise nuisance and which is not related to the rental house does not entitle the tenant to compensation. Any repair works / maintenance / disruption of service in the common areas such as spa, swimming pool, solarium, garage, elevator, sauna, etc. are not the responsibility of the landlord or the rental agent, and do not entitle the tenant to any compensation. Possible repair works, maintenance works or changes in opening times for communal pools are not communicated to the rental agent by the community and thus the rental agent or the landlord cannot be held responsible for any disruption of access.
8. Cancellations
If the tenant cancels the booking less than six months before the start of the rental, the landlord is entitled to withhold the booking fee/deposit. Reducing the rental period by more than 50% is considered a cancellation. Reservations are for a fixed period, which means that the total amount of rent in the rental agreement must be paid regardless of whether the apartment is occupied for the entire stay. If the cancellation (by tenant or rental agent) occurs over 6 months before the start of the rental, the rental deposit and possible rents already paid will be refunded to the tenant in full. If the tenant has already changed the dates of their rental period, and then cancels the rental agreement, the deposit will not be returned to the tenant. The Spanish authorities have announced that from 1st of July 2020 all travel restrictions will be lifted. This means that from then on we will follow our normal cancellation policy
9. Other clauses / practices related to apartment rental
The rental start date can be any day of the week. Check-out is at 12 noon. The maximum rental period is 11 months. When the rental period ends, the property must be in a corresponding state as when the tenant moved in. This includes for example the furniture, the yard and general cleanliness of the property. Damage will be deducted from the pre-collected security deposit. In addition to the compensable damage, the costs of the repairwork/cleaning are also charged. If the deposit amount does not cover the full cost of the damage, the amount will be charged to the Tenant in its entirety in other ways. The keys to the apartment must not be left in the lock, because if the door is closed with keys in the lock, only an authorised locksmith can enter the apartment. Awnings or parasols must not be left open without supervision, they have to always be stacked after use. Yard, patio, etc. tiling can be slippery, especially if there is water on the tile. The tenant should take care of the proper ventilation of the apartment, especially during the winter season when the humidity is high.
We charge 50 euros for special cleaning, as well as any additional laundry costs, carpets, mattresses, curtains, etc. The landlord or the owner of the apartment is not responsible for property or personal damage to the tenants. We always charge 50 euros for lost keys, plus the locksmith’s fee and the price of the lock. If the tenant’s keys are left inside the apartment and we come to open the door, we charge 50 euros for this. If the key is left inside the lock, the door may not be opened from the outside with the key, in that case the tenant pays the locksmith’s fee and our fee of 50 euros.
In some apartments there is a special key, fob, electric key, bracelet or similar to access the pool area, sauna area, garage or street gate. If the client loses this special key, fob, electric key, bracelet or similar, we will charge 50 euros plus the cost of the key, fob, electric key, bracelet or similar, which has to be obtained from the administrator’s office.
The apartments are only rented for temporary use, so the tenant does not have the right to change his official address to the apartments, unless the matter is agreed in writing in advance. The mailbox is not primarly used by the tenant. The apartment may not be sublet. The right of occupancy ends if the rent has not been paid by the agreed due dates. You cannot leave your personal belongings in the apartments after the rental is over.
10. Method of rent calculation
Our apartments have weekly pricing, and most apartments also have different prices for the summer season (June 1 – October 31) and the winter season (November 1 – May 31). In addition, some apartments may have their own special high season rates. Each homeowner decides the weekly rates, as well as the time of the possible high season themselves.
When calculating the rental price, the number of overnight stays is considered. Check-in for the apartment is normally after 2 pm, and check-out on the day of departure is normally before 12 noon. When there are 1 to 10 overnight stays, the weekly rental rate is applied, where the price of one overnight stay is calculated by dividing the weekly rental rate by seven.
The price of one night is then multiplied by the number of nights to get the rental price.
Correspondingly, the rental price is also obtained for longer bookings; when the number of nights is 11-17, the two-week rent is used as the base price, from which the price of the night is obtained by dividing it by fourteen. When there are 18-24 nights, the price of the night is calculated from the three-week rent divided by 21, and when there are 25 or more nights, the price of the night is calculated from the four-week rent divided by 28. The four-week rental price is therefore not, in principle, the same as the monthly rent. For rentals of more than three calendar months, the four-week price is considered as the monthly rental price. The number of people staying in the apartment does not affect the rental price.
